Abstract

Adaptive reuse of heritage structures has gained prominence as a strategy for sustainable urban regeneration, especially in developing countries facing rapid urbanization and resource constraints. This paper examines adaptive reuse as a framework for balancing cultural preservation with contemporary urban needs. Through a review of literature, the study identifies key benefits, challenges, and contextual drivers shaping the implementation of adaptive reuse. The findings highlight that while adaptive reuse enhances environmental sustainability, economic revitalization, and cultural continuity, its success is constrained by weak policy frameworks, financial limitations, and limited public awareness in developing contexts. The paper underscores the need for context-specific strategies, integrated governance, and inclusive stakeholder participation to realize the full potential of adaptive reuse as a regenerative tool.
